Local Moving in Coral Gables

Local moves in Coral Gables for historic homes, estates, and luxury condos. 30 years experience navigating the Mediterranean preservation district. (305) 970-6538.

Moving in Coral Gables is not the same as moving anywhere else in South Florida. The City Beautiful is a designated historic preservation district with some of the strictest residential codes in Miami-Dade County. Many of the homes on Coral Way, Granada Boulevard, and along the Biltmore golf course were built in the 1920s by George Merrick's original architects, and the homes themselves are protected. So are the trees: the city has a code that prevents moving trucks from clipping canopy branches over a certain diameter, and a single broken limb on a heritage oak can carry a fine of several hundred dollars. After 30 years moving Coral Gables residents, Wadjet Logistics has built the local relationships, permit knowledge, and equipment to make these moves quiet, careful, and on schedule.

Our typical Coral Gables client is moving in or out of a 4,000 to 8,000 square foot home built before 1940, often with original tile floors, hand-painted ceiling beams, custom millwork, and a collection of art and antiques accumulated over a lifetime. Or you might be relocating between luxury condos at the Gables Club, Merrick Manor, or Ponce Tower. Either way the standard hourly mover will not work here. You need a crew that has done this before, knows which streets allow 26-foot trucks and which require smaller equipment, and has worked with the city's Historical Resources department on coordinating moves around landscaping and exterior work.

The city's residential code also affects timing. Coral Gables enforces noise ordinances that prohibit commercial activity (including loading and unloading) before 7 a.m. or after 6 p.m. on weekdays, and limit weekend hours further. Hammering, drilling, and even unloading large items can technically violate these rules if a neighbor complains. We plan every move to comply with these windows, and we coordinate with neighbors in advance when a move will be visible from adjacent properties. This small detail prevents the complaints that cause delays and fines for less prepared movers.

The Coral Gables preservation district and your move

Most of central Coral Gables falls within the Crafts Section, the French Country Village, the Italian Village, or one of the other thematic neighborhoods Merrick designed in the 1920s. Homes here cannot be modified externally without city approval, and that includes anything that touches the property during a move. We have run into clients fined for movers who scraped a coral rock wall, broke a Spanish tile on a front step, or backed a truck onto a protected swale.

What we do differently

Before move day we send a coordinator to walk the property, identify pinch points, and measure clearances. We bring 16-foot, 20-foot, and 26-foot trucks depending on access. We use furniture dollies with non-marking polyurethane wheels, never metal-frame dollies on historic tile. Crews wear soft-soled shoes inside the home, and we lay protective runners on hardwood and stone floors. For exterior protection we set up corner guards on doorways, plywood ramps over thresholds, and we never drive stakes into a Coral Gables lawn. The pre-move walk-through includes photographs of any pre-existing damage to walls, floors, doorways, and exterior surfaces so we have a baseline if any concern comes up afterward.

Estate moves and high-value contents

Many Coral Gables homes contain artwork, antiques, oriental rugs, fine china, and wine collections. A standard move blanket and shrink wrap is not enough for a museum-quality painting or a 19th-century writing desk. We offer custom crating built on site for individual pieces, with foam-lined interiors cut to fit the object. For wine collections we coordinate with a climate-controlled transporter so your cellar arrives at the right temperature and humidity. For jewelry, watches, and small valuables we recommend you transport those yourself in a locked case; our insurance policy specifically excludes items under a certain size unless declared in writing and shipped with separate high-value coverage.

Oriental rugs require their own protocol. They must be rolled, not folded, and wrapped in clean kraft paper inside tied burlap rather than plastic. Plastic traps moisture and Coral Gables humidity will damage a high-value rug rolled in plastic for more than a few hours. For rugs over 9 by 12 feet we use a custom rolling tube to maintain shape during transit. Many of our Coral Gables clients have rugs valued at $20,000 or more, and the handling matters.

Luxury condos: Gables Club, Merrick Manor, and the Biltmore

Condo moves in Coral Gables face the same restrictions as Miami high-rises but with additional layers. The Gables Club, for example, requires a 14-day advance notice, a $5,000,000 certificate of insurance, and a refundable security deposit. Merrick Manor restricts moves to Monday through Friday between 9 a.m. and 4 p.m. The Biltmore Hotel residences require coordination with hotel security and a separate freight elevator schedule that does not interfere with hotel operations. We have files on all of these buildings and can submit paperwork on your behalf. Ponce Tower and the older Snapper Creek condos along South Dixie Highway have somewhat lighter protocols but still require COIs and elevator reservations.

Neighborhood-specific notes

The Riviera section, around Riviera Drive and Hardee Road, has narrow streets and dense canopies that require our smaller 16-foot truck for any move of less than 2,500 square feet. The Old Cutler corridor south of Sunset has wider streets but homes set back deep on lots, sometimes 200 feet from the curb, which means longer carries and extra crew. The Cocoplum and Gables Estates communities are gated and require advance security clearance for our truck plates, which we file 48 hours before the move. The North Gables neighborhood (zip 33134) near LeJeune Road has a mix of historic single-family homes and newer townhomes; protocols vary by street and our coordinators verify during the walk-through.

What a Coral Gables move costs

A two-bedroom condo in the Gables falls between $1,000 and $2,200 because of building requirements and elevator time. A 3,000 square foot home typically runs $2,500 to $4,500 depending on contents, distance within Miami-Dade, and packing services. Larger estates of 5,000 square feet and up start at $5,000 and scale based on inventory, crating needs, and whether you need staged moves (some items going to storage, others to a new home). We provide flat-rate quotes after an in-home assessment so you know the number before we begin. For estates above 8,000 square feet with significant art and antiques, moves typically range from $8,000 to $20,000 including crating, multi-day execution, and specialty handling.

Working with the city of Coral Gables

The City of Coral Gables maintains particular oversight over residential properties in the historic district, and certain moves require coordination with city staff. If your move involves any external work on the property (landscaping changes, exterior repairs that overlap with the move date, contractor coordination), we will need to know about it during the walk-through so we can plan around the city's permitting and inspection schedule. We have working relationships with several Coral Gables historic district contractors and architects who handle home renovations and we can coordinate with them when your move overlaps with renovation work. The city's Historical Resources department also occasionally requires advance notice for moves involving certain landmark properties; we file this notice on your behalf when applicable.

Office and commercial moves in Coral Gables

Coral Gables hosts the regional headquarters of dozens of multinationals, and we handle commercial moves regularly for law firms, financial services, consulting practices, and the international gateway businesses that the city is known for. Office moves in Coral Gables typically involve specific considerations around document handling (especially for law and financial services firms with confidential client files), IT infrastructure, executive office furnishings, and the artwork that often decorates these professional spaces. We schedule office moves for evenings and weekends to minimize business disruption, and we coordinate with the building manager on freight elevator access for office buildings along Ponce de Leon, Miracle Mile, and the Alhambra Plaza corridor.

Insurance and your move

Coral Gables homes often carry insurance policies with specific riders for artwork, antiques, jewelry, and fine wine. These riders require notice before the items are moved, sometimes with updated inventories and photographs. We provide the documentation your insurance carrier needs before pickup and again after delivery, which extends coverage continuity during transit and prevents the kind of coverage gaps that occasionally cause claims to be denied. For homes with separate art or wine policies (often issued by specialty carriers like AXA Art or DeWitt Stern), the documentation requirements are particularly specific and we work directly with the broker when the move involves covered pieces.

For clients with valuables exceeding standard mover liability, we also offer full-replacement-value protection through a third-party transit insurer, typically at $0.75 to $1.50 per $100 of declared value. This is separate from your homeowner's policy and provides additional protection for in-transit damage that your home policy might not cover.

Ready to plan your move

Call +1 (305) 970-6538 or write to info@wadjetlogistics.com to schedule a no-charge walk-through. We typically book Coral Gables estate moves four to six weeks ahead because of building requirements and the time needed to plan crating, but we always make room for closings and lease deadlines when possible. Our scheduling team will discuss your timeline, identify any critical dates (closing, lease end, school start), and build a plan around them. The first conversation is free and there is no obligation to book.
