If you live in Brickell, Edgewater or any condo building, add $50 to $250 in building fees, COI processing and freight elevator reservations. Standard 1-bedroom apartment

A standard 1-bedroom apartment with normal furniture runs $550 to $950 with two movers. Time: 4 to 5 hours. This is the most common Miami move. 2-bedroom apartment or small home

3-bedroom apartment or house

A 3-bedroom home runs $1,800 to $3,200 with four movers. Time: 7 to 10 hours. This range covers typical Miami homes from Doral, Coral Gables, Pinecrest or Kendall, but excludes pianos, gun safes, pool tables and heavy art. Full packing adds $500 to $900. If you have a garage full of tools, bikes and outdoor furniture, expect the upper end.

4 to 5-bedroom luxury home

Larger homes in Coral Gables, Pinecrest, Cocoplum, Coral Reef and Miami Beach run $3,500 to $9,000 with five or six movers. Time: 9 to 14 hours, often spread over two days. Packing premium furniture, art, chandeliers and antiques can push the bill past $12,000 with white-glove service. Always insist on certified packers for art and electronics.

Special items: piano, safe, pool table, hot tub

Pianos: upright piano $250 to $450 extra, baby grand $550 to $950, concert grand $1,200 to $2,500. Gun safes over 500 pounds: $250 to $500.
